UAE Residency Programme

UAE Golden Visa: 10-Year Residency for Investors, Entrepreneurs & Professionals

Long-term security for you and your family — handled end to end by TFZ

The UAE Golden Visa is the country's premier long-term residency programme: a 10-year, renewable visa that lets you live, work and study in the UAE without a sponsor. Unlike a standard residence visa, it does not lapse if you spend long periods outside the country — and it covers your family too. For investors, founders and senior professionals building a life in Dubai, it is the closest thing to permanent peace of mind.

Why the Golden Visa Is Worth It

  • 10-year renewable residency — no more 2-year renewal cycles
  • No sponsor or employer required — your residency belongs to you, not your job or company
  • Sponsor your family — spouse and children are covered, with no age limit for sons under updated rules for many categories
  • Stay abroad freely — the usual 6-month absence rule that cancels normal visas does not apply
  • Stability for banking, property and schooling — long-term status strengthens every application you make in the UAE

Who Qualifies?

The Golden Visa covers several categories, each with its own criteria. The most common routes we process at TFZ are:

Investors
  • Real estate investors with property worth AED 2 million or more (completed or, in many cases, off-plan from approved developers)
  • Investors with qualifying deposits or investments of AED 2 million or more
Entrepreneurs
  • Founders of UAE-registered startups meeting revenue or approval criteria, or founders who have sold a venture
Skilled Professionals
  • Employees in approved fields (medicine, engineering, IT, business, education and more) with a UAE employment contract, a bachelor's degree or higher, and a monthly salary of AED 30,000 or more
Exceptional Talents, Scientists & Top Students
  • Individuals recognised in culture, art, sport or science, PhD holders, and outstanding university or high-school students

Criteria are updated by the authorities from time to time, and supporting evidence matters as much as the headline requirement. TFZ checks your profile against the current rules before you spend a dirham.

Frequently Asked Questions

Most straightforward cases complete within 2–4 weeks once documents are ready, depending on the category and approvals required.

In many cases yes, where the property is from an approved developer and payment thresholds are met. We confirm your specific property's eligibility before applying.

Yes. Many of our clients cancel their investor or employment visa after Golden Visa approval — we manage the switch, including holding family visas so they are not cancelled during the transition.

Family members of Golden Visa holders may remain in the UAE until their own visas expire, one of the programme's important protections.

In case of a property sale, you will either need to transfer your visa to a new property valued at AED 2 million or more, or cancel your visa if you do not have plans to purchase another qualifying property.

Your visa will not be cancelled, as it is not linked to your employer. However, at the time of renewal, after 10 years, you will need to submit all the required documents to renew your Golden Visa.
