UAE Residency Through Real Estate

Dubai Property Visa: UAE Residency Through Real Estate

Turn your Dubai property into residency for you and your family — arranged end to end by TFZ.

If you own — or are about to buy — property in Dubai, your investment can do more than grow in value: it can secure your UAE residency. Dubai offers residence visas to property owners at two levels: a 2-year renewable visa for properties for value limit or more, and the 10-year Golden Visa for property worth AED 2 million or more. No employer, no company, no local sponsor — your property is your sponsor. TFZ handles the entire process, from checking your title deed's eligibility to your Emirates ID in hand.

Two Routes to Residency Through Property

2-Year Property Owner Visa

With no value cap

  • Renewable 2-year UAE residence visa issued through the Dubai Land Department
  • Property must be residential and ready (title deed issued in your name)
  • Mortgaged properties can qualify, subject to the bank's NOC and the required paid-up amount
  • Spouses can combine ownership of a single property with an attested marriage certificate
  • Sponsor your spouse and children once your visa is issued

10-Year Golden Visa

From AED 2 million

  • Long-term renewable residency with no sponsor and no minimum-stay pressure
  • Off-plan purchases from approved developers can qualify in many cases
  • Value can be met through one property or multiple properties combined
  • Covers your family, with stronger protections and longer stability
Not sure which route your property supports? The valuation on your title deed — not the price you paid — is what counts. TFZ verifies your eligibility for free before you apply.

Frequently Asked Questions

The requirements for Dubai's 2-year property investor visa changed in May 2026. The Dubai Land Department removed the previous AED 750,000 minimum property value requirement for individual property owners applying for the investor residence visa. For jointly owned properties, the visa is still available, provided that each co-owner's share in the property is worth at least AED 400,000.

Yes, in many cases — you will typically need a no-objection certificate from your bank and to have paid the required portion of the property value. We confirm your bank's requirements before applying.

For the 2-year visa, the property generally must be completed with a title deed issued. For the Golden Visa, off-plan purchases from approved developers can qualify subject to payment thresholds. Send us your sales agreement and we will confirm.

Yes. Married couples who jointly own a single property can combine their shares to meet the threshold, with an attested marriage certificate.

On the 2-year visa, you should enter the UAE at least once every 180 days. Golden Visa holders face no such rule — one more reason investors at the AED 2 million level choose the 10-year route.

The property visa grants residency rather than an automatic work entitlement. If you plan to work or run a business, we can pair your property residency with the right work permit or company structure — often the best of both worlds.
